This release was published on openPR.Constricted Pipeline for New Deliveries Means No New Wave to Maintain Equilibrium CHICAGO , Nov. 21, 2024 /PRNewswire/ -- A widening supply and demand imbalance for apartments across the U.S. will drive national annual year-over-year (YOY) Class A multifamily rent growth up 2.4% by January 2026 , with rates in markets such as Colorado Springs , Dallas , Jacksonville , Las Vegas , Orlando , Raleigh and Tampa increasing between 4.0% and 5.7%. In its 2025 Rent Growth Forecast , Origin Investments' proprietary suite of machine learning models, Multilytics ® is also forecasting YOY Class A rent growth gains in the West, Northeast and Southeast regions of the country at or above the 3% historical national average. The Southwest region is an outlier where YOY rent growth is predicted to be only 0.2%. "We're seeing record delivery of new product, the result of unprecedented new development that broke ground three plus years ago, when interest rates were at their lowest," said David Scherer , co-CEO, Origin Investments. "But that tremendous wave of deliveries isn't being replaced. In the absence of the next wave, I see a world where rents continue escalating in the next one, two, three and maybe even four years." In the Multilytics report, Origin's five-year compounded annual growth rate (CAGR) for rents in the 15 cities where it invests and/or owns and manages multifamily assets all are greater than 4.0%, and ranges from 4.2% in Austin to 5.7% in Tampa . Newmark projects the number of expected deliveries in 2024 to be approximately 600,000. However, the pipeline of deliveries is expected to fall precipitously, by 15.2% in 2025 and 53.8% in 2026. Demand for units, especially in growth markets around the country, isn't expected to change, with absorption keeping pace with mew deliveries. At the market level, Origin is predicting rent growth in 15 targeted markets where the firm continues to evaluate future potential developments or acquisitions. According to Multilytics, by June 2025 all but three of Origin's target markets will return to positive growth, with Austin , San Antonio and Denver lingering in the negative. However, by January 2026 , all markets will return to positive territory, with seven markets topping 4% and six increasing by at least 3%. Two markets will have rent growth from 1.5% to 2.0%. The Origin markets experiencing the greatest YOY annual rent growth for Class A apartments are Orlando , 5.6%; Jacksonville , 5.6%; Las Vegas , 4.6%; Tampa , 4.4%; and Raleigh , 4.4%. The two markets with rent growth lower than 2% are Denver , 1.7% and Austin , 1.6%. In other significant national and regional markets across the country, Origin projects that YOY Class A apartment growth will exceed 4.0% in Miami (4.3%) and Seattle (4.4%); meet or exceed 3.0% in New York (3.0%), Los Angeles (3.0%) and San Francisco (3.1%), and exceed 2.5% in Chicago (2.6%) and San Diego (2.8%). Multifamily market dynamics will produce a sharp contrast in YOY rent growth among some markets between June 2025 and January 2026 . In Austin , for example, YOY rent growth in June 2025 is projected at -2.6%, but in January 2026 it is projected to increase to 1.6%. Other markets with significant discrepancies include Denver , at -2.1% rent growth in mid-2025 but projected at 1.7% by January 2026 . San Antonio , too, will have a nice turnaround, from -0.4% at mid-year to 3.1% by January 2026 . According to the Origin report, three of the top five market reporting the most dramatic contrasts are in Texas : Austin , 4.2%; San Antonio , 3.4%; and Dallas , 3.3%. In Houston , the contrast from mid-year 2025 to the beginning of 2026 was only 1.0%. "From an investment perspective, I believe we are at the beginning of a pretty significant bull cycle for rents," Scherer said. "At this point, it will take an exogenous shock to bring it back on the supply side." Ryan Brown , Data Scientist, Origin Investments, identified a deep recession and meaningful decline in homeownership costs as two exogenous shocks that could significantly alter the record pace of absorption. In a recession, household formation would fall because instead of renting an apartment, individuals tend to move back home or take on one or more roommates who otherwise would be renting apartments themselves. He also noted markets where it could be as much as 40% to 50% more expensive to buy than rent. "The combination of a pricing reset and a significant reduction in mortgage rates isn't likely to occur quickly enough to make a meaningful difference in the cost of renting versus buying," he said. "As a result, we are increasingly becoming a nation of renters." Last year, Origin's prediction for a return to normalized rent growth was tempered by looming unquantifiable market risks. Despite a changed landscape, and in the presence of a transitioning political picture, unquantifiable risks remain a concern. The Origin report says it's too early to predict what a new administration will do in 2025 and beyond. President-elect Donald Trump's proposals to increase tariffs are likely to lead to higher interest rates and rising inflation. Other proposals could spur job creation. His goal to keep interest rates low to may be hampered by higher material costs, which could make new construction deals more difficult. AP News Summary at 3:32 p.m. ESTFor Makenzie Gilkison, spelling is such a struggle that a word like rhinoceros might come out as “rineanswsaurs” or sarcastic as “srkastik.” The 14-year-old from suburban Indianapolis can sound out words, but her dyslexia makes the process so draining that she often struggles with comprehension. “I just assumed I was stupid,” she recalled of her early grade school years. But assistive technology powered by artificial intelligence has helped her keep up with classmates. Last year, Makenzie was named to the National Junior Honor Society. She credits a customized AI-powered chatbot, a word prediction program and other tools that can read for her. “I would have just probably given up if I didn’t have them,” she said. Artificial intelligence holds the promise of helping countless other students with a range of visual, speech, language and hearing impairments to execute tasks that come easily to others. Schools everywhere have been wrestling with how and where to incorporate AI , but many are fast-tracking applications for students with disabilities. Getting the latest technology into the hands of students with disabilities is a priority for the U.S. Education Department, which has told schools they must consider whether students need tools like text-to-speech and alternative communication devices. New rules from the Department of Justice also will require schools and other government entities to make apps and online content accessible to those with disabilities. There is concern about how to ensure students using it — including those with disabilities — are still learning. Students can use artificial intelligence to summarize jumbled thoughts into an outline, summarize complicated passages, or even translate Shakespeare into common English. And computer-generated voices that can read passages for visually impaired and dyslexic students are becoming less robotic and more natural. “I’m seeing that a lot of students are kind of exploring on their own, almost feeling like they’ve found a cheat code in a video game,” said Alexis Reid, an educational therapist in the Boston area who works with students with learning disabilities. But in her view, it is far from cheating : “We’re meeting students where they are.” Ben Snyder, a 14-year-old freshman from Larchmont, New York, who was recently diagnosed with a learning disability, has been increasingly using AI to help with homework. “Sometimes in math, my teachers will explain a problem to me, but it just makes absolutely no sense,” he said. “So if I plug that problem into AI, it’ll give me multiple different ways of explaining how to do that.” He likes a program called Question AI. Earlier in the day, he asked the program to help him write an outline for a book report — a task he completed in 15 minutes that otherwise would have taken him an hour and a half because of his struggles with writing and organization. But he does think using AI to write the whole report crosses a line. “That’s just cheating,” Ben said. Schools have been trying to balance the technology’s benefits against the risk that it will do too much. If a special education plan sets reading growth as a goal, the student needs to improve that skill. AI can’t do it for them, said Mary Lawson, general counsel at the Council of the Great City Schools. But the technology can help level the playing field for students with disabilities, said Paul Sanft, director of a Minnesota-based center where families can try out different assistive technology tools and borrow devices. “There are definitely going to be people who use some of these tools in nefarious ways. That’s always going to happen,” Sanft said. “But I don’t think that’s the biggest concern with people with disabilities, who are just trying to do something that they couldn’t do before.” Another risk is that AI will track students into less rigorous courses of study. And, because it is so good at identifying patterns , AI might be able to figure out a student has a disability. Having that disclosed by AI and not the student or their family could create ethical dilemmas, said Luis Pérez, the disability and digital inclusion lead at CAST, formerly the Center for Applied Specialized Technology. Schools are using the technology to help students who struggle academically, even if they do not qualify for special education services. In Iowa, a new law requires students deemed not proficient — about a quarter of them — to get an individualized reading plan. As part of that effort, the state’s education department spent $3 million on an AI-driven personalized tutoring program. When students struggle, a digital avatar intervenes. More AI tools are coming soon. The U.S. National Science Foundation is funding AI research and development. One firm is developing tools to help children with speech and language difficulties. Called the National AI Institute for Exceptional Education, it is headquartered at the University of Buffalo, which did pioneering work on handwriting recognition that helped the U.S. Postal Service save hundreds of millions of dollars by automating processing. “We are able to solve the postal application with very high accuracy. When it comes to children’s handwriting, we fail very badly,” said Venu Govindaraju, the director of the institute. He sees it as an area that needs more work, along with speech-to-text technology, which isn’t as good at understanding children’s voices, particularly if there is a speech impediment. Sorting through the sheer number of programs developed by education technology companies can be a time-consuming challenge for schools. Richard Culatta, CEO of the International Society for Technology in Education, said the nonprofit launched an effort this fall to make it easier for districts to vet what they are buying and ensure it is accessible. Makenzie wishes some of the tools were easier to use. Sometimes a feature will inexplicably be turned off, and she will be without it for a week while the tech team investigates. The challenges can be so cumbersome that some students resist the technology entirely. But Makenzie’s mother, Nadine Gilkison, who works as a technology integration supervisor at Franklin Township Community School Corporation in Indiana, said she sees more promise than downside. In September, her district rolled out chatbots to help special education students in high school. She said teachers, who sometimes struggled to provide students the help they needed, became emotional when they heard about the program. Until now, students were reliant on someone to help them, unable to move ahead on their own. “Now we don’t need to wait anymore,” she said. This story corrects that Pérez works for CAST, formerly the Center for Applied Specialized Technology, not the Center for Accessible Technology. Most world countries remain Russia’s military allies and partners, Russian President Vladimir Putin said addressing the defense ministry board meeting in Moscow on December 16. "[W]e need to continue to further expand military and military-technical cooperation with allies and partners who are ready and willing to work with us, which includes most countries around the world." That is false. Moscow’s formal alliances are limited to five ex-USSR states-members of Russia-led Collective Security Treaty Organization, or CSTO, that include Armenia, Belarus, Kazakhstan, Kyrgyzstan, and Tajikistan. Beyond CSTO, Moscow is engaged in transactional military partnerships with China, Iran, India, and North Korea. By comparison, NATO has 32 members. Additionally, Russia is dealing with a broad spectrum of international sanctions intended to weaken its military industrial capabilities and aimed at forcing the Kremlin to halt the war in Ukraine. Declining arms exports, international isolation, and the constraints of ongoing wars in Ukraine and Syria further undermine Putin’s claims of extensive global influence. Instead of representing a majority, Russia’s military relationships reflect a concentrated and declining sphere of influence, shaped by pragmatic and often transactional ties. Russia's strategic partnerships are important in their own right, but they represent only a small portion of the global community. They include China, India, Iran, North Korea, and Syria [until the December 8 overthrow of Bashar al-Assad’s regime]. Russia and China have fostered a close strategic relationship, particularly in defense and technology. However, this partnership does not constitute a formal military alliance. Both nations have cooperated on military exercises and arms deals but maintain independent geopolitical goals. Historically a significant buyer of Russian arms, India’s reliance on Russia has decreased in recent years as it diversifies its defense procurement to include the United States, France, and Israel. While India remains a key partner, its broader geopolitical stance remains non-aligned. Under Putin, Russia has strengthened military ties with Iran, particularly in regard to drones and missile systems. This relationship has grown amid shared opposition to Western policies but lacks the scope of a formalized alliance. Since September 2023, North Korea has supplied Russia with up to 5 million artillery shells, exceeding Russia’s annual production. Russia also has deployed North Korean KN-23/24 missiles, though with high failure rates. In June, they signed a strategic partnership, and in October, 10,000 North Korean troops were sent to Russia to train and fight against Ukraine. Russia supported Bashar al-Assad’s government in Syria since 2011, providing political backing and military aid. From September 2015 to December 2024, Russia’s direct military involvement bolstered Assad’s position. Following Assad’s overthrow in December, however, this alliance dissolved. Estimates of Russia's financial support for the Assad regime vary from more than $20 billion to $27.5 billion over nine years. On the South American and African continents, Russia’s partnerships are limited to a few nations, such as Venezuela, Cuba, and Nicaragua. These relationships are exceptions rather than the norm in the regions largely influenced by Western powers. Russia has leveraged arms sales and private military contractors such as the Wagner Group to maintain influence in parts of Africa. These engagements are primarily transactional, though, and they lack the depth of formal alliances. In the Asia-Pacific region, apart from India and China, Russia’s military partnerships are minimal. Countries like Japan, South Korea, and Australia remain aligned with the United States and its allies. Russia’s arms exports dropped by 53% between 2014–18 and 2019–23, according to the Stockholm International Peace Research Institute (SIPRI). In 2019, Russia exported arms to 31 countries, but by 2023, this number dwindled to just 12. In 2019–23, 68% of the total Russian arms exports went to Asia and Oceania. India and China dominated as recipients, accounting for 34% and 21%, respectively. This trend demonstrates that Russia’s influence is concentrated in a few key markets and highlights its reduced global reach in defense trade. Furthermore, competition from other major arms exporters, such as the United States and France, combined with the impact of sanctions and logistical challenges, has significantly curtailed Russia’s ability to expand its arms trade. The current geopolitical landscape further disproves Putin’s claim. The United Nations comprises 193 member states. Most of these nations are not aligned with Russia militarily or engaged in terms of military-technical cooperation. In contrast, many are either neutral or part of Western alliances, such as NATO and the European Union, which directly oppose Russian policies.Fulks scores 23 as Milwaukee beats Akron 100-81
Countryside campaigners have warned ministers not to go ahead with “completely unjustified” plans for a further crackdown on trail hunting, warning that it will erode Labour’s dwindling rural support. Sir Keir Starmer pledged at the election to ban trail hunting, in which a scent is laid across the countryside for hounds and riders to follow, amid claims that it is used as a “smokescreen” to hunt live foxes. Ministers are also said to be looking at increasing the penalties for anyone found guilty of breaking existing foxhunting law and making it easier to prosecute hunt followers if a fox is killed by accident. However, as hunts gathered for the traditional Boxing Day meets, the Countryside Alliance claimed that further changes to the law were “completely unjustified”, describing the plans as an attack on a legitimate activity that brought the rural community together.Lawrence's 16 help Rhode Island take down Central Connecticut 77-69

s the Maharashtra Assembly election results are set to be announced on November 23, several high-profile constituencies are expected to witness tight contests, with the Mumbadevi constituency in Mumbai emerging as one of the key battlegrounds. This seat, currently held by Congress MLA Amin Patel, is set for an epic contest, with Patel facing a strong challenge from Shaina NC, a former BJP member now contesting on a Shiv Sena (Mahayuti) ticket. Amin Patel, a seasoned Congress leader and a three-time MLA, has represented Mumbadevi for the past three terms. Known as the 'Bhendi Bazar ka Badshah', Patel is a prominent figure in Mumbai's political landscape, particularly in the areas of Muslim community welfare. He is seeking re-election in 2024 but faces a formidable opponent in Shaina NC, who is entering the fray as a candidate for the Shiv Sena alliance. Shaina NC, a former BJP leader and fashion designer-turned-politician, has been campaigning with a promise of bringing non-corrupt and non-controversial leadership to the constituency. In a classic Bollywood-style quip, Shaina boldly asserts, “Mera naam hai NC,” highlighting her reputation for being 'non-corrupt' and 'non-controversial'. Mumbadevi (Constituency No. 186) is one of 36 constituencies in Mumbai, with a history of intense competition between the Congress and BJP. The seat has traditionally been dominated by these two major parties, with the Congress holding it for the last three assembly elections. In the 2019 elections, Amin Patel secured a comfortable victory, marking his third consecutive term as the MLA for Mumbadevi. The constituency has a significant Muslim voter base, which has played a pivotal role in past elections. This demographic is expected to once again be a key factor in determining the outcome of the 2024 polls. Patel, with his long-standing ties to the community, will be hoping to retain their support, while Shaina NC is working to appeal to a broader voter base with her non-controversial image. Shaina’s shift from BJP to Shiv Sena, followed by her entry into the Mahayuti alliance, has made this contest even more intriguing. Despite her political debut in a new party, Shaina is banking on her image as a strong woman leader who has worked to empower the women of Kamathipura, Mumbai’s infamous red-light district. Her association with Shiv Sena, a party with deep roots in Mumbai politics, is expected to strengthen her position in the region. However, the contest has not been without controversy. Shiv Sena (UBT) leader Arvind Sawant recently stirred a political storm when he referred to Shaina as “imported maal,” a remark that drew sharp criticism. Sawant later issued an apology, but the incident has added a layer of drama to the election race. Mumbadevi is home to a large Muslim electorate, which will be a crucial factor in determining the winner in this high-stakes election. Historically, the Muslim vote has been a strong base for Congress, and Amin Patel has been successful in retaining their support over the years. However, with Shaina NC’s entry into the race, the dynamics of the Muslim vote could change. Her attempts to project herself as a leader free from corruption might resonate with some voters, potentially splitting the vote. Mumbadevi has seen a mix of outcomes in previous elections: 1990-2009: The seat was consistently held by Raj K. Purohit from the Bharatiya Janata Party (BJP). 2009-2019: Amin Patel won the seat in the last three assembly elections.
Hungary’s Orbán vows to disregard international arrest warrant for NetanyahuPublished 18:17 IST, December 25th 2024 Honda and Nissan have recently announced merger plans. As global car manufacturers are shifting towards EVs. Here's everything you need to know about it: Honda and Nissan Merger: Honda and Nissan has recently announced merger plans, and it is one the most discussed topics in the automotive market. This alliance is a significant move in the global automotive industry as it will be the third largest automotive companies by sales volume. A combined company of Honda and Nissan is likely to create a $54 billion company that is likely to have an annual output of 7.4 million vehicles. As global car manufacturers are shifting towards EVs, this merger comes amid the changing landscape for ICE vehicles and a surging competition from Chinese automaker like BYD, and Tesla in the Chinese and US automotive market. According to a Reuter’s report, Honda and Nissan has signed a memorandum of understanding (MoU) recently. Further, Mitsubishi Motors is also expected to join the integration talks. Let us deep dive further and see more details of this upcoming merger between Honda and Nissan: Also Read: Nissan, Honda Announce Merger Plan, Creating World's Third-Largest Automaker First, the Market Capitalisation of Honda and Nissan: Before going ahead and discussing more details of the merger, let us have a look at the market capitalisation of these two companies. Honda has a market capitalisation of more than $40 billion, while Nissan has an about $10 billion. Why is Honda-Nissan Merger taking place? Nissan has been financially struggling in recent times. Earlier partnerships with Renault and Mitsubishi did not help in falling sales of vehicles. With the rising competition and shift towards electrified and plug-in hybrid vehicles, the sales of Honda Cars have also recorded a dip. However, Nissan eyes this merger as a potential help from Honda. Recently, as per a report from Reuters, Nissan announced a plan to cut 9,000 jobs and 20 per cent of its global production capacity after its sales plunged in its key China and US markets. Further, Honda had also stated about the worse-than-expected earnings result due to falling sales in China. What are the Challanges Faced by Honda and Nissan Earlier? Since there is a global shift towards electric mobility and buyers are shifting towards EVs and plug-in hybrid vehicles the major challenge of Honda and Nissan is the intense competition faced from the Chinese EV automakers in the Chinese and US markets Earlier Nissan had faced financial difficulties, and ought to stablise its operations post the merger. What will be the key area of developments after Honda and Nissan merger? Nissan has invested in the development of battery electric vehicles heavily. 15 Years ago, the company had launched the Leaf, which was the first EV from Nissan. As a part of this merger, Honda is likely to utilise the Nissan’s resources for the development of its EVs. As per Reuters, Honda will supply hybrid vehicles to Nissan as part of the plan. The two Japanese auto manufacturers has developed a strategic partnership in March 2024 to cooperate in the development of electric vehicles. This possible merger is likely to bring down the costs of development of EVs and other technologies, which can further result in bringing more competitive product. When will Honda and Nissan Finalise Integration Talks? According to Reuters report, Honda and Nissan aim to finalise the integration talks by June 2025. If it becomes successful, there will be a joint holding company that will list its shares while Honda and Nissan each will go private in August 2026. Potential developments in the EV industry: With this Honda and Nissan merger, there will be major technological advancements taking place in the EV industry, and development of new models, that are likely to compete against the major EV players like BYD, Tesla, and more. Honda and Nissan Merger: Impact on the Indian Automotive Market That said, with the announcement of the two major Japanese automotive manufacturers, it is still unclear what impact will be there from this merger in the Indian automotive market. Denmark is poised to cement its place as a leader in medical cannabis regulation. On November 19, Minister of the Interior and Health Sophie Løhde proposed making the country's medical cannabis trial scheme permanent, a bold move following years of steady growth in patient participation. The trial scheme, introduced in 2018, aimed to provide patients with conditions such as multiple sclerosis and cancer access to medical cannabis treatments. Extended in 2021, the program is set to expire at the end of 2025. However, its success has been undeniable. Over the last three years, more than 20,000 prescriptions have been redeemed, and approximately 1,800 patients are currently benefiting from cannabis-based medicines. Minister Løhde highlighted the program’s impact: "We see that many patients who receive medical cannabis prescriptions appear to benefit from the treatment. This includes cancer patients suffering from severe nausea after chemotherapy and people with multiple sclerosis experiencing intense pain." The government's proposal reflects its commitment to ensuring continued legal access to medical cannabis for patients. Minister Løhde emphasized the need for collaboration, stating, "We first need to hear the perspectives of the parties involved in the agreement." On November 19, Løhde invited representatives from political groups behind the original agreement—SF, Liberal Alliance, Red-Green Alliance, Danish People’s Party, and the Alternative—to discuss the scheme's future. Denmark's cannabis industry also welcomed the news. Thomas Skovlund Schnegelsberg , CEO of Danish MMJ producer Stenocare, expressed optimism about the proposal. "It is excellent news for patients and Stenocare that the government is now taking steps toward permanent legalization. We are confident that the future of medical cannabis treatment is in good hands," adding that "the permanent legalization will establish a clear framework for the future, offering clarity beyond December 2025 and justifying investments in new products that deliver value to both doctors and patients." As negotiations unfold, Denmark appears ready to solidify its role as a pioneer in regulated medical cannabis, offering hope and legal options to patients across the country. Speaking on Record Sport’s Hotline Live, ex-grade one whistler Des Roache insisted VAR Alan Muir should have spotted Liam Scales hauling down Vaclav Cerny inside the penalty box. And Roache believes Muir broke with protocol by failing to tell ref John Beaton to take a look at the flashpoint for himself on the pitch side monitor. Roache said: “The laws of the game state that, if you are pulling a player outside the penalty area and it continues inside the penalty area it’s a penalty kick. “Going by the footage we are seeing, Liam Scales clearly has a hold of Cerny whose foot is on the line. The line is part of the penalty box so therefore it should have been a penalty. You’ve got to go by fact. And the factual letter of the law is that’s a penalty kick. “I don’t understand why VAR didn’t pick it up because that’s what VAR is there for. It’s there to pick up obvious errors and they have the benefit of hindsight and being able to slow down the camera. So I was very surprised that it wasn’t given. But it was only when I saw the stills I thought, ‘You know what? That one wasn’t right!’. “I don’t think you need to draw any lines. What you need to do is get John across. Certainly, if it was me, I’d have asked the referee to come across and say, ‘Look, I’m not sure about this. You might want to take a look at it’. “If John didn’t want to take it on a review that’s absolutely fine. No problem at all. But I think it’s your duty as a VAR, when you are looking at it with that technology, and when there’s a seed of doubt in there. And there was certainly a seed of doubt as soon as I saw it.”
